At The Property Inventory we pride ourselves in providing bespoke, professional inventories for all clients including letting agents, landlords and  tenants, housing associations, councils, property developers.

Understanding the importance for a keen eye and attention to detail, our team at The Property Inventory ensure we compile the most accurate and comprehensive reports certain to capture every aspect of the property.

Since the introduction of the Tenancy Deposit Scheme in 2007 it has become vitally important to use the services of a professional inventory company.
Our reports and are designed to meet standards of evidence required by Tenancy Deposit Scheme adjudicators in the event of a dispute between the parties.

The Inventory Report 

The inventory report is a record of the condition of the property and the items included in the tenancy agreement.

Each inventory report is comprehensively documented with detailed descriptions and include high quality digital photos with timestamps.

You will be supplied with a PDF copy for your email.

Depending on your requirements we can have the reports ready for you within an agreed period.

Check-in Service 

We can arrange to meet your Tenant at the rental property.  This can be done on or before the start of their Tenancy.

We will go through the Inventory Report with them and obtain their signature.

We will also, where possible, take the meter readings and agree them with your Tenant. We can also list and hand over the property’s keys should you require us to do so.

Interim inspection 

Once the tenancy commences, it’s always a good idea to ensure the tenants are maintaining the property to the highest standard. Should there be any problems it’s important they are addressed sooner rather than later.

Check-out Service 

The Check Out process is the most important aspect of the tenancy term.
At the end of the tenancy, our clerk will re-inspect the property.

During this re-inspection, areas identified as damage and areas considered the effect of Fair Wear & Tear, are recorded.

The Check-Out Report will be sent to the Agent/Landlord within 48 hours via email.
We also take a forwarding address, record final meter readings, take the keys and return them to the instructing principle.

And, of course, we make sure the property is secure before we leave
